Spring is a popular time to list a home, and now that we’re officially there, you may be gearing up to put your home up for sale. But given the health and financial crisis COVID-19 has created, you may be wondering whether now’s a good time to deal with the headache of selling a home, not to mention the potential danger of having strangers come in to view your property. The answer? “If you live in a second home community like Payson, there is little to worry about,” says Meacham.
Why move forward with your listing?
Though mortgage rates have zigzagged in the past week or so, they’re currently quite competitive, and many experts predict they’ll drop even lower in the coming weeks. With that being the case, many homebuyers will no doubt want to capitalize on those rates, in which case you may be in a good position to find a buyer easily should you decide to move forward with your home sale.
Furthermore, “though there’s talk of COVID-19 slowly but surely spurring a full-blown recession, that hasn’t happened yet in the Payson Arizona area, where we are still on track to match the total number of homes sold during this same time last year,” Meacham says. “The talk amongst me and what other Payson AZ realtors is that we don’t know what the economy will look like three, six, nine, or 12 months from now, and so if you hold off on listing your home, you run the risk of doing so at a time when the Payson real estate market as a whole is down, and you’re less likely to get the asking price you want,” he says.
How to stay safe during your home sale?
“This is not a time for looky-loos,” says Meacham, who is limiting in-person showings to buyers with loan pre-approval letters.
Along with a pre-approval, Meacham says he makes sure the potential buyer has viewed the virtual home tour and the seller’s property disclosure statement before being allowed in.
“We also have delivered ‘showing kits’ to our listings that contain sanitizer, booties, and gloves for people to use during the showing,” Meacham says.
Before a home showing, he advises sellers to clean and disinfect high-touch areas, like countertops and doorknobs, and to leave lights on and doors, closets, and cabinets open to limit what visitors need to touch. And, put a sign on the front door requesting people viewing the home to take off their shoes.
Also, make hand sanitizer and soap available with signs encouraging hand washing. Once the showing is over, clean and disinfect thoroughly to lower your exposure risk to whatever the buyers may have brought in with them.
Selling a home during the pandemic is an adjustment for everyone. Still, Meacham says buyers, sellers, and agents in Payson are working together to make transactions run as smoothly as possible.
“I’m not sugarcoating anything or making guarantees to sellers,” he says. “I just let them know everyone is taking every precaution possible.”
