How Roger Pettingell Became Sarasota’s Go-To Luxury Real Estate Agent

Roger Pettingell began his real estate career in 1983 when he accepted a position as head of marketing for Arvida Corp.’s luxury residences on Longboat Key. Pettingell’s responsibilities at Arvida included fundraising, organizing tennis and golf tournaments activities, and cultivating partnerships with community leaders. In 1985, Pettingell moved from marketing to sales at Arvida, where he stayed until the company merged with brokerage firm Coldwell Banker in 2002.

But, strangely, it wasn’t until the Great Recession that his business took off, thanks to increased money spent on advertising and promotions when other agents were either cutting back or leaving the sector entirely.

“When the market was at its worst, that’s when I began to see my best,” Pettingell remarked. “We went through a period when planes fell into the World Trade Center, and the Gulf of Mexico was devastated by a big oil disaster, but my business was improving. That was something I never expected to see.”

But being #1 isn’t precisely uncharted terrain for him. In a number of previous years, Roger Pettingell was the top Realtor in Sarasota and Manatee counties for overall sales volume. He was also Coldwell Banker’s top residential real estate associate in Florida during those years, according to multiple listing service statistics. He is currently the #1 real estate agent in Florida with Coldwell Banker and now has over $1 billion in real estate sales.

Roger Pettingell has made that $1 billion in sales throughout his career by taking chances when others are afraid to. In 2012, he nearly broke his own record with $50.7 million in real estate deals.

The senior Southwest Florida real estate salesperson grew his business rather than resting on his laurels at the top of his game. He increased his payroll by two positions, aggressively extended his social media presence, and built relationships with some of the country’s most renowned brokers.

Pettingell’s overall sales volume increased by 22% the following year, considerably surpassing the market’s rapid growth, earning him the achievement of being Southwest Florida’s top-grossing real estate agent for the fourth time in six years.

In 2013, Roger Pettingell led 59 sales agreements to completion, with total sales reaching $61.85 million, a personal high.

The ace Coldwell Banker luxury real estate agent also sold more properties valued at $1 million or more in Sarasota County than any other Realtor.

He credits his accomplishments to be willing to take chances when others are hesitant. That’s why, despite the Great Recession and the worst local housing collapse in 50 years, he fought to grow his enterprise while others were floundering.

“It has a lot to do with the machine I created,” Pettingell explains. “It’s been a long time in the making because I’ve been doing this for 20 years. It feels like I’m running a multimillion-dollar corporation.”
