Power Properties Fuels National Interest in Historic Hotels

As the summer season begins in earnest, vacation season is well upon us. What that means is that more and more Americans are beginning to think about travel arrangements, and hotel accommodations in particular. This season, boutique hotels are more popular than ever before; FOX News recently underscored this phenomenon, offering their own primer on boutique hotels. According to Braden Power, of Dallas real estate development company Power Properties, this renewed interest in boutique hotels has much to do with heightened interest in historic properties more generally.

In a statement to the press, Power expresses his own happiness in being part of this trend. “All over the nation, people are experiencing a new zeal for historic apartments, houses, and hotels,” he says. “Power Properties has been transforming charming, historic buildings into boutique hotels for years now, and are happy to see this development work being appreciated by more and more tourists.”

Indeed, the FOX News report reveals boutique hotels to be very much on the radar of many summer tourists. The report notes that boutique hotels, frequently housed in historic buildings, are characterized largely by “unique, stylish or even quirky decor and interior design, offering a stark alternative in appearance and experience to chain brands where furnishings may be identical in every location.”

For the president of Power Properties, the FOX description gets at the heart of what makes boutique hotels so fashionable nowadays.

“We find that the more sophisticated client prefers the smaller size buildings with more land and green space,” notes Power. “The larger hotels and apartment buildings that are being constructed now often lack natural light and feel claustrophobic. The communal hallways feel cavernous and the parking garages are immense.”

But historic and boutique hotels, Power says, are another matter. “In contrast, smaller boutique hotels and apartments often offer parking at the residence and, because of less density to the land, the residences are often filled with light and have private views of the courtyards. Instead of one pool and garden area for 400 residents, the ratio is often 20-30 residence per courtyard/pool area,” the developer enthuses. “Rather than the space feeling anonymous, the courtyard becomes a place where everyone knows one another. This sense of family and community is certainly lost on the larger-scale projects. It is because of these factors that people are so drawn to our historic and boutique collection of apartments and hotels. Out of 25 buildings and over 600 residences, Power Properties has not one available residence at this time.”

Power established Power Properties with his brother, Craig, in 1990. Since then, the brothers have become widely lauded as real estate development leaders in the greater Dallas area. The two have jointly purchased, renovated, and managed more than 604 residences within 45 buildings, mostly within the downtown area of Dallas. Power Partners is known not only for its real estate dealings, but also for the more general urban renewal it has brought to the Dallas area.

Refurbishing historic hotels, and turning them into boutique tourist destinations, is a big part of this. “There is much to be said for establishing homes that will catch people’s interest, but these boutique hotels are just as vital to urban renewal,” says Power. “They breathe new life into the local tourism industry, and they also give residents one more reason to feel proud of their home town and its history.”
