Most garage slabs only receive a minimum of sealer when originally poured, so years of storage and spills really take their toll. Plus the natural porosity and chalkiness of concrete makes it almost impossible to keep really clean. If the garage floor or any other concrete slab was originally poured with no underlying vapor barrier, it's possible for water vapor pressure to actually lift coatings off the surface. One of the highly chosen products is Deco Guard which is a non-yellowing, low sheen, siloxane modified methyl methacrylate with a low viscosity for better penetration on concrete substrates. The concrete floor must be completely dry before beginning this project. If your floor shows any signs of water seepage, the source of the water must be eliminated before starting. Allow the floor to dry thoroughly after each coating is applied. Thoroughly wash floor with a degreasing solution. Rinse several times until mop is clean. Allow to dry for several days.
